Safe, accessible, and comfortable housing options for participants with higher support needs

We provide modern, fully accessible accommodation options designed for participants who require additional support in their daily lives. Each setting promotes safety, comfort, and independence, with experienced staff available to provide the level of assistance you need.

Our accommodation options include:

  • Short Term Accommodation (STA)
  • Medium Term Accommodation (MTA)
  • Specialist Disability Accommodation (SDA)

Below is an overview of each type of support and how it may assist you.

Short Term Accommodation (STA) – Respite

A supportive short stay when you need time away from home

Short Term Accommodation, including respite, offers temporary housing and support for up to 14 days at a time. It gives you the opportunity to stay in a different environment — either on your own or with others — while ensuring your care needs are fully supported.

STA may be suitable when:

  • Your usual carers are unavailable
  • You need time to try new experiences in a safe setting
  • You want a short break from your daily routine
  • You’re building independence in new environments

STA covers your accommodation, personal care, meals, and support during your stay.

Medium Term Accommodation (MTA)

A temporary home while you wait for your long-term housing solution.

Medium Term Accommodation is designed for participants who have a confirmed long-term housing solution but need a temporary place to stay while their permanent home becomes available.

MTA is typically funded for up to 90 days and is suitable for participants who:

  • Are waiting for specialist housing to be built or modified
  • Need temporary accommodation due to disability-related reasons
  • Require a bridging option before moving into their long-term home

This support ensures you have safe, stable housing during important transitions.

Specialist Disability Accommodation (SDA)

Purpose-built homes for participants with very high support needs

Specialist Disability Accommodation is for participants who require housing that is specially designed to support very high or complex needs. These homes feature accessible layouts, assistive technology options, and space for support staff to assist with daily living tasks.

Most participants do not require SDA, and the NDIS will first explore other home and living supports that may better suit your needs.

To determine eligibility for SDA, participants must:

  • Complete a Home and Living Supports Request Form
  • Provide evidence of very high or complex support needs
  • Demonstrate that SDA is the most suitable housing solution

If eligible, the NDIS will create an SDA budget based on the required support level and the type of housing that best matches your needs and preferences.
